What Does a Long Lease on a Bali Villa Cost?

These are our own listings rather than the market. On 11 September 2026, Property Plaza had 101 live listings, of which 19 are leasehold, 76 are rentals and 6 are freehold. Every one of the 19 leaseholds records a term, which is what makes this countable at all.

Across those 19: the term runs from 8 to 50 years, median 27. The asking price runs from IDR 1.125 billion to IDR 10.5 billion, median IDR 4.499 billion. The median listing is a three bedroom villa, and eleven of the nineteen have three bedrooms.

In other currencies: the median is about US$255,000 or A$352,000, the cheapest about US$64,000 or A$88,000, and the most expensive about US$596,000 or A$822,000. Those use the mid-market rates of 10 September 2026, 17,631 rupiah to the US dollar and 1.38 US dollars to the Australian dollar, so you can redo the arithmetic yourself. Rates move, and your bank will not give you the mid-market rate.

Per year of term, which is the number worth carrying around: the median works out at roughly IDR 167 million a year, about US$9,500 or A$13,000. That is the figure to compare against a yearly rent, and against what a year in Bali costs you otherwise.

These are asking prices and nothing else. A long lease also carries tax on the lease consideration, notary costs, and whatever you spend on checking the title and the permits before you sign. Budget for those separately; this page does not estimate them.

Nineteen listings is a small sample and you should treat it as one. It tells you the shape of what is on offer here and roughly what a term of this length costs. It is not a market index, and we have not tried to dress it up as one. It is also a snapshot of live inventory: one owner adding or withdrawing a listing moves these numbers, so read the date above them.

Is a Long Lease the Same as Renting? No, and the Difference Matters

People use the word lease for two different things, and the difference decides which half of this page is useful to you. One is a twelve month contract on a villa you will live in. The other is twenty or thirty years. Those are not the same transaction and they are not priced the same way.

A rental is a recurring payment. You pay monthly or yearly, you can leave at the end of the term, and the money buys you occupation and nothing else. A long lease is a single payment for the whole term, made up front. It is closer to buying a fixed number of years than it is to renting.

The practical test is simple. If you are asking what it costs per month, you want a rental. If you are asking what it costs to have the place for the next twenty five years, you want a lease, and the rest of this page is about that.

What Are You Actually Buying With a Long Lease?

A long lease is a right to use the land and what is on it for a fixed period. In Indonesian it is hak sewa, and it is a contractual right rather than a registrable land title, which is why the document matters more here than the price does. It is not ownership, and a foreign national cannot hold the freehold title at all. We are not going to restate the law here in shorter form, because a shorter form of a legal position is usually a wronger one.

What the contract itself has to contain is a separate question, and a detailed one. The agreement behind most of these deals is a sewa menyewa, and what a sound one should include is covered in its own guide, including when a notary is involved.

The two things worth carrying into a price comparison are these. First, what you pay for is a number of years, so a cheaper listing with a shorter term is not necessarily cheaper. Second, at the end of the term the right ends. Anything you have been told about extending it belongs in the contract, not in a conversation.

How Long a Term Can You Take?

In our own listings on 11 September 2026 the shortest term on offer was 8 years and the longest was 50, with a median of 27. The distribution is not even: most of what we have listed sits between twenty four and thirty years, which matches what the queries ask for.

What terms are legally available, and under which title, is set by regulation rather than by us, and it has changed more than once in the past decade. A practical note that costs people money: compare price per year, not price. Suppose one listing asks IDR 3 billion for fifteen years and another asks IDR 4.5 billion for thirty. Neither is a real listing, but the arithmetic is: the first is IDR 200 million a year, the second IDR 150 million, so the dearer one is a quarter cheaper per year.

How Do You Find a Leasehold Villa on Property Plaza?

Honestly, the search does not yet make this easy, and it is better to say so than to send you to a URL that does something other than what its name suggests.

The search has a minimum contract duration filter with four bands, and you can run the longest one directly: open the search with the longest band applied. Read what it gives you carefully. That filter answers the question can this place be had for that long, which is not the same as show me only leaseholds, so a rental that accepts a long commitment comes back too. On 11 September 2026 it returned 86 of the 101 live listings.

There is no tenure filter wired into search today. What does work is the listing page itself: a leasehold listing states that it is leasehold and states the term in years next to the price, so you can tell within a second of opening one.

One thing we will not do is imply stock we do not have. Sanur comes up often, and on 11 September 2026 we had no Sanur listings at all, leasehold or rental. If Sanur is where you want to be, this is not the site that will find it for you today.

What Should You Check Before You Commit?

A long lease concentrates years of risk into a single payment, which makes the checks matter more than they do on a twelve month rental, not less.

  • Confirm who is granting the lease and on what title they hold the land.
  • Confirm what happens at the end of the term, in the contract rather than in conversation.
  • Price it per year so you can compare listings with different terms.
