How Do You Vet Villa Staff and Protect Your Privacy in Bali?

Villa staff usually work for the owner, not for you. Before you sign, get in writing who employs them, who holds keys, and which hours they are on site. A confidentiality clause in your own lease is more practical than a separate NDA. No tenant can run an official background check in Indonesia.

Who Actually Employs the Staff in Your Villa?

This is the misunderstanding almost every long-term tenant in Bali starts with. In most villa rentals the housekeeper, the gardener and the pool technician are the owner's staff, paid by the owner, and they were often working at that villa long before you arrived. You are not their employer. You cannot hire, fire or reassign them, and their loyalty - reasonably - is to the person who pays them.

That matters more than it sounds. It means someone who does not answer to you has keys to your home, a schedule you did not set, and a working relationship with your landlord that predates yours.

The three arrangements you will meet

Ask which one you are getting before you sign, and get the answer in the contract rather than in a WhatsApp message. It is the single question that determines how much of the rest of this guide you actually need.

What Can You Realistically Check Before They Start?

Less than you would like, and it is better to know that now than to assume otherwise.

What you cannot do

A tenant cannot run an official background check in Indonesia. There is no consumer-facing criminal-record lookup you can use on a housekeeper, and any agency promising you one should be treated with suspicion rather than relief. An SKCK - the police certificate of good conduct - is a document an individual requests about themselves; you can ask a person to show you theirs, but you cannot obtain it about them, and you cannot verify it against a register.

Be proportionate about it. These are people doing domestic work for modest wages, usually with a long relationship to the property. Treating a housekeeper as a suspect is both unpleasant and a poor way to get the honest answers you want. The reference and the trial month are worth more than the documents, and they cost nothing but asking.

Do You Need an NDA, or Would a Lease Clause Do More?

For most long-term tenants, a separate non-disclosure agreement is the wrong instrument. A clause in the lease you are already signing is simpler, costs nothing extra, and binds the person who actually controls the staff.

Why the lease clause usually wins

  • Your contract is with the owner, and the owner is the employer. A duty on them to keep their staff to a confidentiality standard is enforceable in the same document you are already negotiating.
  • An NDA signed by a domestic worker in a second language, without their own advice, is of doubtful practical value however it reads.
  • One document is easier to hold someone to than two.

When a separate agreement does make sense

If you have a genuine reason - you work with commercially sensitive material, you are recognisable, you are hosting people whose privacy is not yours to spend - then a short, specific written agreement is reasonable. Keep it narrow: no photographs inside the villa, no posting about who visits, no sharing the address. A one-page document a person can actually read beats four pages of boilerplate nobody will honour.

Have anything you intend to rely on drawn up or reviewed by a notaris, in Indonesian as well as English. Expect to pay roughly $30 to $50 for a review. This guide is not legal advice, and the enforceability of any particular clause is a question for someone qualified to answer it.

What Should You Agree Before Move-In?

Almost every problem here is a scheduling problem that nobody wrote down. Settle these before the keys change hands, and write the answers into the lease.

That last row surprises people. A villa is frequently photographed for re-listing during a tenancy, sometimes with a few minutes' notice. If you would rather your home did not appear on a rental site while you are living in it, say so in the contract.

How Does the Villa's Layout Change the Privacy Question?

Bali villas are frequently open-plan in a way that Northern European and North American houses are not: living areas without exterior walls, kitchens that open onto the garden, bathrooms open to the sky. It is one of the reasons people fall in love with them, and it is the single biggest practical influence on how present staff feel.

What our own listings show

Of the 76 long-term rentals on Property Plaza, 73 state a living layout. 21 of those are open living. That is a little over a quarter of the stock where the main living space has no walls to close - so a gardener working outside is, in effect, in the room with you.

None of that is a fault. It is simply a thing to notice before you sign rather than in month two. If you take calls all day, work with anything confidential, or just want to be able to shut a door, look for a closed or private living layout, or make sure at least one room genuinely closes.

What Do Property Plaza Listings Tell You About Staff?

Not enough, and we would rather say so than let you find out after you have moved in.

Our listing form has no field for staff at all. Of the thirteen amenity codes an owner can tick, not one covers a housekeeper, a gardener, a security guard or staff quarters. Cleaning is the closest thing to it, and a cleaning frequency is stated on only 14 of our 76 long-term rentals.

So treat staffing as something you have to ask about on every listing, here or anywhere else. The three questions that settle most of it: who employs them, when are they here, and who else has a key. An owner who answers those three clearly and in writing is telling you a great deal about how the rest of the tenancy will go.

If you cannot get to Bali before you commit, you can book an independent villa inspection - someone visits the property, photographs it and reports back on what is actually there, including how private it really is.
